TYPES OF SERVICES
New Abstracts- A New Abstract or "Root Title" Abstract is a re-construction of the original abstract for the property. Usually, these are ordered when the original abstract is unable to be located. Marketable Title Act is used as a guideline when being created.
Pre-Continuation of Abstract- A continuation starts with an abstract that has already been created. Once the order and the abstract have been received, the required searches are made on the legal description and all titleholders since the last abstract update which will be then used to continue the abstract.
Post-Continuation of Abstract- Like a Pre-continuation, a Post-continuation works with an abstract that has already been created. Typically, a Pre-continuation was recently done and a post-continuation is ordered after the closing date and after all the documents have been filed with the recorder.
Specified Searches- Generally these searches are a specialized report to fit your needs. These searches include:
Lien Search- This will show a report of current ownership and liens on a particular property.
Buyer/Name Search- Typically ordered just before a closing to find any liens on the Buyer of the property, if any. Day of Closing/Gap Search- Ordered just before a closing after a continuation, to make sure nothing has transpired between the last continuation and the day of closing.
Form 900 and Form 901- These are used for refinancings. Similar to a Lien Search, will show current ownership and liens on a property.
